B&Q Show House

Part of a series of new show houses within B&Q’s main stores to showcase all their domestic product lines. A series of room sets are accomodated in the structure illustrating all the rooms in a typical house. The programme was tight with the project being designed and built in just 5 weeks.

Stratford Kiosks

This was a winning scheme for the RIBA competition for a set of Kiosks at the entrance to Stratford Station. This Olympic project required the kiosks not only to perform as a functioning retail unit but also provide a sense of space and for a portal for approaching spectators. We used a combination of Reinforced concrete and CLT Panels to form this panalised building. The concrete base was extended up to form a robust skirt and which also acted as a security barrier to the station and the buses which entered the adjacent station. The CLT panels allowed the structure to be quickly assembled in the space as well as providing a self finishing structure. The use of screw piles for foundations meant the structure is completely demountable if required.

Sterling Estates

This large two phase residential development in Newbury is located on a site with historic contamination issues and close boundaries with both Network Rail and the Highway. In addition to these constraints the site had little drainage infrastructure or capacity and was part of an area review by Thames Water. We were brought on to the project to value engineer the scheme and to unlock critical pre-commencement conditions. We identified at an early stage that doing all we could to reduce excavation and therefore removal of contaminated ground would have an environmental and cost benefit to the scheme. We worked hard to develop a scheme which removed the need for piling and by working closely with the geotechnical team we were able to justify the use of a raft solution and traditional retaining walls. In addition to this our Civils team worked in tandem with Thames Water to rationalise the drainage scheme and to secure critical pre-commencement approvals whilst Thames Water were working on major upgrades in the area.

Sceaux Gardens

Nestled in the heart of Southwark, London, Sceaux Gardens is undergoing a transformative redevelopment project led by the esteemed construction company, Willmott Dixon.  This ambitious undertaking seeks to revitalize the area and create a thriving community that seamlessly blends modern living with its rich historical roots.  4 Reinforced Concrete blocks with exposed concrete balconies will be the bones for a mix of affordable homes, market-rate residences, and social housing, ensuring that everyone can find a place to call home in this vibrant community. The Sceaux Gardens redevelopment is set to become a shining example of how private companies like Willmott Dixon can partner with local communities to drive positive change and create lasting social value.  By integrating sustainability, modern design, and community-oriented spaces, the project is poised to elevate the overall quality of life in Southwark and serve as a model for future urban revitalization initiatives. Lyons O’Neill are also designing the below ground drainage system for this interesting project.

Luxborough Street

Luxborough Street is a new build development in the heart of Marylebone that looks to ease the growing demand for affordable housing in Westminster.  The scheme provides a ground floor community space with 14 affordable homes above stepping from one to six reinforced concrete stories. The form of the building responds to its context, stepping away at the rear to minimise daylight and sunlight impacts on the neighbouring building.  This has enabled a series of green roofs which help connect the building with the adjacent Paddington Street Gardens North and Luxborough Tower Gardens.

Baylis Old School

This £25m housing development in the heart of Lambeth has an interesting mix of refurbishment and new build. The main part of the redevelopment was the refurbishment of the 1970’s school building which forms the majority of the site. Research into the structure revealed the structure to potentially have High Alumina Cement construction which meant we had to devise a rigorous series of load testing and sampling to justify the structure for its new use. The new structures were constructed using light gauge steel frames prefabricated in panels and brought to site for erection. Lyons O’Neill also provided all the Civils input on the project and a one stop shop for the Client.

Lilford Road, Camberwell

The development on Lilford Road houses an innovative mix of co-living accommodation situated above mixed commercial and light industrial use spaces on the ground floor. The development consists of 4 main blocks and varies in height between 4 and 11 stories, to be sympathetic to the surrounding residential properties, while maximising the new extent of co-living accommodation. The new development will replace a series of 1 to 2 storey industrial buildings which currently occupy the site, which is bounded to the east by network rail arches. The proposed structure is an RC frame with flat slabs, to offer straightforward coordination for services within ceiling voids, while maximising available ceiling heights. This structural approach also ensures it is as adaptable as possible for future change of use or change of layouts. We have developed the below ground drainage for the site, with extensive surface water harvesting, which lessens any discharge from the site and reduces the stress on the local sewer infrastructure.

Sovereign Court

Lyons O’Neill have been working with Open London Architects and Quinn London Ltd, the Principle contractor on a neo-Georgian renovation development at Sovereign Court, Wapping. The existing building forms a quadrangle around a central courtyard, which has gone through a change of use from underused offices to 124 high quality apartments. As part of the change of use, extensive refurbishment works were required. These included structural alterations, such as floor infills to redundant voids and major reconfiguration of load bearing walls. This project is now complete and has been handed over to Knight Frank letting agents.

Woodgate, Pease Pottage

Lyons O’Neill were contacted by Thakeham Homes to provide the design and drawings for the foundations and retaining walls for this sloped phase of their flagship project at Pease Pottage.  With the underlaying strata variable across the site and the nature of the sloped site, we modelled the strata and the terrain in 3D so the most economical foundation depths could be used. We worked with the Architect & Civils Engineer to produce fully coordinated models / drawings for foundations for the 140 units and Retaining walls across the site for the project. The project is on site with ground works to be complete April 2022.
